£3,630 – Front & back flat roofs

Prices based on standard roof size, good access, and skip placement on driveway.

Does the price include removing the old roof?

Yes. The existing roof covering and any rotten decking are fully removed before the new OSB3 deck and EPDM system are installed.

Is scaffold included?

Yes — as part of the area installation, scaffold is already in place and included where suitable access is available.

What if my driveway isn’t suitable for a skip?

The area pricing assumes the skip can be placed on the driveway.
If it needs to go on the road, a council permit would be required and this may affect the final price — this would always be confirmed before any work is agreed.

How long does the work take?

Most roofs of this size take 1–2 days to complete, depending on condition and weather.

Is the work weather dependent?

Yes. EPDM roofing must be installed in dry conditions. If the weather causes a delay, we will keep you informed and reschedule accordingly.

Do I need to be at home?

No — all work is carried out externally. As long as we have access to the roof and driveway, you don’t need to be in.

How do I secure a booking?

Once you’re happy to proceed, a deposit is taken to secure materials and schedule your roof while we’re working on the estate.
